Frequently Asked Questions
What does a buyer's agent actually do?
A buyer's agent works only for you, the buyer. We help you set a clear strategy and budget. We search on-market and off-market, inspect properties and assess their value. We also coordinate due diligence, then negotiate or bid on your behalf. You get someone in your corner who knows the local market, while the selling agent is working to get the best result for the vendor.
Can you get me into off-market properties?
Yes. Many good Eastern Suburbs homes change hands quietly, through pre-market or "silent" listings, before they ever reach the portals. Our relationships with local selling agents and vendors mean we often hear about these opportunities early. We can't promise every property will be off-market, but we make sure you see far more than what's online.
Can you bid for me at auction?
Yes. That's what our Auction Bidding service is for, and bidding is also part of the Full Buying Service. Before the day, we agree a price strategy and your walk-away limit. On the day, we register, attend and bid with composure, making tactical decisions as the auction unfolds. If the property passes in, we negotiate straight away. Remember that in NSW there's no cooling-off period when you buy at auction, so finance, building and pest reports and the contract review need to be done beforehand. We'll help you get that done in time.
How long does it take to find and buy a property?
It depends on your brief, your budget and the market at the time. Some clients buy within weeks, while others want a longer, more selective search. We work with a select number of clients at any one time, so your search always gets the attention it deserves.
Which areas do you cover?
We specialise in Sydney's Eastern Suburbs, including Bondi, Rose Bay, Vaucluse, Bellevue Hill and Randwick. Aaron grew up in the Eastern Suburbs and knows its streets and micro-markets well.
Do you work with first-home buyers?
Absolutely. Buying your first home is a big step, and good guidance makes a real difference. We'll help you understand what your budget can buy and which pockets suit you. We'll also tell you which properties to avoid, and we'll protect you from overpaying. You may be eligible for government schemes or stamp duty concessions, so we'll suggest you confirm these with your mortgage broker or conveyancer early on.
Do you help investors?
Yes. For investors we focus on the fundamentals that drive long-term performance: location, scarcity, land content, building quality and rental demand. We'll help you weigh capital growth against yield and assess the risks properly before you commit. We don't give financial or tax advice, so we're happy to work alongside your accountant or financial adviser.
I live interstate or overseas. Can you still help?
Yes. We can be your eyes and ears on the ground, attending inspections, reporting back and bidding or negotiating for you. If you're not an Australian citizen or permanent resident, you may need Foreign Investment Review Board (FIRB) approval and may pay additional surcharges. Please get specialist legal advice before you buy.
Are there any conflicts of interest?
No. We work exclusively for buyers. We never act for sellers, and we never accept commissions, referral fees or incentives from selling agents or vendors. Our only obligation is to you.
What does the process look like?
1. Strategy call: a free 15-minute call to understand your goals and budget.
2. Brief & engagement: we agree your brief and sign a written agency agreement.
3. Search & due diligence: we find, inspect and assess properties, on-market and off-market.
4. Negotiate, bid & settle: we secure the property and guide you through to settlement.
I've already found a property. Can you still help?
Yes. Our Negotiation Only service is designed for exactly this. We'll give you an independent price appraisal and liaise on the contract review. Then we negotiate on your behalf, protecting both price and terms, through to a signed contract.
